Buyer's Agent Services
Don't call the number on that yard sign! You need Buyer Representation.
Most people begin their home search by driving by homes they like, often calling the phone number of the agent on that yard sign out front. This is a BIG mistake! Why? Because that agent represents the Seller.
However, most Buyers are hesitant to call a Buyer's Agent or a Buyer's Broker because right now, they are 'just looking'. That is still OK. In fact, the best time to employ a Buyer's Agent is when you are 'just looking'.
Instead of calling 5 different Listing (or Seller's) Agents, you should have one Buyer's Agent to call anytime you want to see a home or have a question. This way, you develop a relationship which encourages a sense of trust. And trust is what it is all about. Wouldn't you rather be working with someone you trust than someone you don't know? Additionally, your own Buyer's Agent can set up 10 showing appointments on 10 different homes, in succession, without you making one call or having to wait days for call-backs. A Buyer's Agent schedules a day of private tours just for you.
When it is time to make an offer, you will have your own representation, and your Buyer's Agent can assist you in determining market value, making a fair (or unfair) offer, negotiating the contract, scheduling inspections, negotiating repairs and much more.
The best part is that 99% of the time, a Buyer's Agent is free to the Buyer. The Seller pays the commission. So why not do away with the Buyer's Agent and try to negotiate a lower price since the Seller will be saving the extra fees? It doesn't work that way. In fact, if you don't use a Buyer's Agent, the Seller's Agent will get double - the entire fee and you will save nothing on the price. So, it does you, the Buyer, no good NOT to use a Buyer's Agent. You will receive no special pricing and no special consideration if you do it alone.
